The house was built new last year. There is water damage in the basement due to leaks around a pipe that enters from the outside. I have a feeling the builder is trying to avoid performing the repair. What can I do?
Is this a major builder or small outfit? If it’s a major builder, just call the office and speak to a manager. If it’s a smaller builder you need to start documenting things. You need to deal with the owner only. Take pictures of the leak/damage. Send a certified letter to the builders office, indicating you have called and requested repairs to no avail. Contact the Home Owner’s Warranty Company to get them involved. If the builder has a website, post your experience on it.

could it be condensation as the pipes are cold coming from outside in uk we generally have a 10 year warranty with new builds and you can contact the building council

You should have gotten a warranty with your new home that has a third party contact for when stuff like this happens. Contact them. They will fix your problem and then go after the builder

The first and foremost thing is to inform your builder to do all the necessary work If he doesn’t agree then check your insurance policy. But I don’t thing you should wait and watch for a long duration try to resolve the issue ASAP. There is nothing to wait more because this will cause you more loss. In That case talk to insurance company and then solve your problem at your own and then claim your expenses from them.. Use electrometric coatings for your water repairing. In case if you unable to handle the process than call any water damage restoration professional.
