Why are home builders saying they are purposefully designing cracks into basement foundations?

I’m wanting to purchase a home and builders (plus my real estate agent) have said that contractors are designing basements with a few cracks on purpose? Is this for a certain reason or are they lying just to get a sale?

That’s ludicrous. Are you sure you understood what the realtor was saying? A correctly installed foundation should have expansion joints installed in it — in other word, straight molded or cut gaps filled with an expansion material to allow for some movement of the substrate, but what contractor would deliberately create cracks in a building? You are being handed a line of bull if that is what they told you.

An expansion joint will be straight and all across the unit of concrete, like the slots in a sidewalk. Anything uneven is a mistake and flaw and I would not buy it.

I am a small landscaping contractor. How can I get in with home builders to get more and larger jobs?

I have been grossing $225,000 yearly since 2001 and does not change. How could I get in with builders to get more jobs? I have join home builder association but no luck!

I have been in sales for over 10 years for a landscape company. I have been very successful in getting landscape jobs by calling on rental companies for strip malls and large corp. buildings. When you are driving around look for signage in strip malls that show who is the rental company that handles the leasing for that mall. In the large corp buildings go inside and usually on the directory board it will tell you who the company is that handles the leases for that building. They are the property managers that you should be calling on. You then make an appointment with that person and bring along pictures of retail jobs you have completed and also a list of jobs with references. You should have a brochure and business cards to leave with them. At that time I also inform them that we do holiday decor and I will show them pictures of the buildings I decorate at Christmas time. Getting your foot in the door to these companies is the hardest part but once you get in then it takes off. Go on Google and get on their web page and find the name of the property managers for the big leasing companies in your area such as Brandywine realty and Trust or CBRE, each of these companies are pretty big and have many property managers so you may be calling on several managers from one company .
