I am a small landscaping contractor. How can I get in with home builders to get more and larger jobs?

I have been grossing $225,000 yearly since 2001 and does not change. How could I get in with builders to get more jobs? I have join home builder association but no luck!

I have been in sales for over 10 years for a landscape company. I have been very successful in getting landscape jobs by calling on rental companies for strip malls and large corp. buildings. When you are driving around look for signage in strip malls that show who is the rental company that handles the leasing for that mall. In the large corp buildings go inside and usually on the directory board it will tell you who the company is that handles the leases for that building. They are the property managers that you should be calling on. You then make an appointment with that person and bring along pictures of retail jobs you have completed and also a list of jobs with references. You should have a brochure and business cards to leave with them. At that time I also inform them that we do holiday decor and I will show them pictures of the buildings I decorate at Christmas time. Getting your foot in the door to these companies is the hardest part but once you get in then it takes off. Go on Google and get on their web page and find the name of the property managers for the big leasing companies in your area such as Brandywine realty and Trust or CBRE, each of these companies are pretty big and have many property managers so you may be calling on several managers from one company . Synthetic CDO’s are complex little known financial instruments (insurance contracts) that are on the brink of triggering “the most colossal rights issue in the history of the world, all at once .. mandatory.”

The triggering of default on the trillions of synthetic CDOs could be a disaster that tips the world from recession into depression. Nobody knows, but it wont be a small event.

They [synthetic CDOs] have a variety of twists and turns, but it usually goes something like this:
if seven of the 100 reference entities default, the SPV has to pay the bank a third of the money;
if eight default, its two-thirds;
and if nine default, the whole amount is repayable.

Are there any home builders that should be avoided at all costs?

I am getting ready to buy my first house and I heard some are better than others. Are there any that should never be bought from?

There are a few very bad bottomfeeder builders but the one that absolutely must be avoided at all costs is COSCAN. They are consistently ranked among the worst in customer satisfaction across the board. They use bottom-tier labor and cut corners at every turn. I have seen their work upclose and marvelled at how irresponsibly they attempt to fool the public by using subpar materials that wont last a decade. Most roofs built by coscan will have to be replaced within 15 years. Floors will always squeak within 2 years of use. Shoddy craftsmanship, cheap materials, nonexistent customer support. Avoid Coscan.

My dad said he thought you may just have to know somebody. I’m curious though! How do you get this job? I live in Phoenix where tract homes are popping up everywhere in the east valley and it seems like a job I would love to do for a while.

You have to have a RE license and work for the broker with the contract
