My husband and I are looking to buy a home and we want to start our search with new built homes, but not sure what building company we should be looking at for best quality. Any suggestions whom we should be looking at?

you should have a ruff outline (drawing) Ask if they have a business license and check it out , do they have enough insurance to c=over not just workman’s comp but the job (heaven forbid you pay them and as they are cleaning up the last day the place catches on fire, sure you must have a special building insurance policy but so should they.

Get the building permit and go out to the job site each time its to be inspected (you should get to know who the county inspectors are by site so you will know if its an actual inspector or a fraud (this has been know to happen, you get shoddy work that did not actually pass inspections the builder leaves your stuck)

I suggest you look at modular homes they are stronger than stick built and each modular you can design yourself and pick out everything from size of each room built-ins (like bookcase with a fold down desk top, wak in shower spa…and its cheaper safer for the homeowner because their "factory" is constantly being checked out so one employee’s shoddy work won’t result in a house fire.

You can pick your siding too so they look exactly like a stick built house. Your insurance if you live in storm prone areas is cheaper (because they are stronger and stand up to harsher weather.)

Once they get the foundation, and your given a date they are not falling behind like stick build contractors are. Its well worth looking into

Talk to all of your friends and tell them about your plans. Sooner or later one of them will be able to advise you on a reliable builder and if not they will likely give you some name of people to avoid!

Home listed for 299,500 and curious what kind of price anyone thinks he would come off to. Thinking of offering something, but don’t want to ask something way higher than they might take. your realtor can pull comps in the area, based on new home sales. it will show the asking price vs sale price and DOM.

that would depend on what you have to barter with…… can you loan him a ditch digger?…. maybe do the finish work inside yourself?….. whatcha got to trade?….

The best home builder in the DFW area is the one the accomplish what you are trying to accomplish. There are builders that you might get along with and establish an instant and working relationship with where as I might find this same company or person not to my liking.

There are several things you might do to find out if a company has any negative and not so complimentary.

#1. Contact your state licensing agency to find out if any company you might consider is currently licensed. Find out if the license has ever been suspended or any negative information concerning the company.

#2. Contact the local city license department to find out if this company is licensed to conduct business in the city in which you would want them to build. (They would normally need a business permit to perform work in any city)

#3. Contact the local Better Business Bureau (BBB), see if they are listed with this group and if there are negative comments or information about the company.

Once you have checked the legal aspect of the company you would then want to contact the company. Establish a relationship with one of the salesmen. Ask for references of clients they have had in the past.

The most common mistake made by individuals and companies is because of a misunderstanding normally because one party "Thought" a service would be offered and included in the signed contract. Make sure you understand the contract, the final product and cost What happen if there is a change that you would want to make and how it would affect the total price.

You can never get everything into a contract, however, you can eliminate a lot of them by asking questions and not signing a document until you understand what you are getting, when it would be completed, any days over the completion date and the cost, rain delays etc.

Other than a few common sense things you would be ok and able to find a contractor that would satisfy you and the goals you would want to accomplish.

Of course you would want to interview a minimum of three contractors to get more than one view and to perhaps learn from speaking with other contractors and their ideas.

I want to become a home builder soon,and i was wondering what degree i need to become a home builder.

You don’t need a degree. You need a contractor’s license. If you’re talking about designing them, you want to be an architect.

Looking at new homes in this area. Does anyone have a postive or negative experience with certain home builders? Does anyone recommend a certain builder? Thanks for you input.

I won’t go into negatives, but of the big names out there that I have dealt with, Toll Brothers ranks as one of the most conscientious and quality-oriented.
