Prefabricated homes are a large category of homes that include modular, panelized, and manufactured homes. They loose value as they age.
Modular homes are more pieces that are built. The homes come in several pieces that are assembled and meets local codes on your land. They cost more. They can gain value.
I have 8 in backyard ranging from thick to very thick in diameter.

Also, do you have the books & willing to sell them? I need."2003 International Residential Code for 1&2 family dwellings". "29 CFR part 1926 selections". "Alabama home builders business & project management". "Pipe & excavation contracting".
Check with your local community college for courses you might take, or take a home study course. Since none of your past questions or answers are about home building, you probably don’t have much experience. (You had one answer regarding Section 8 housing that might make you flunk the law section of the state exam, though.) Talk to some of your builder friends who haven’t made it through this economy to see if they want to sell their books.
Home listed for 299,500 and curious what kind of price anyone thinks he would come off to. Thinking of offering something, but don’t want to ask something way higher than they might take. The area is on golf course, but obviously no homes are being sold in the area and has sat there for a little over a year. Thanks
your realtor can pull comps in the area, based on new home sales. it will show the asking price vs sale price and DOM.
I am thinking about buying a new construction home, and wanted to know if I’m able to barter with the builder regarding the price or upgrades?
that would depend on what you have to barter with…… can you loan him a ditch digger?…. maybe do the finish work inside yourself?….. whatcha got to trade?….
I am looking for help choosing a home builder in the DFW area. Please tell me the builder and why they are the best.
The best home builder in the DFW area is the one the accomplish what you are trying to accomplish. There are builders that you might get along with and establish an instant and working relationship with where as I might find this same company or person not to my liking.
There are several things you might do to find out if a company has any negative and not so complimentary.
#1. Contact your state licensing agency to find out if any company you might consider is currently licensed. Find out if the license has ever been suspended or any negative information concerning the company.
#2. Contact the local city license department to find out if this company is licensed to conduct business in the city in which you would want them to build. (They would normally need a business permit to perform work in any city)
#3. Contact the local Better Business Bureau (BBB), see if they are listed with this group and if there are negative comments or information about the company.
Once you have checked the legal aspect of the company you would then want to contact the company. Establish a relationship with one of the salesmen. Ask for references of clients they have had in the past.
The most common mistake made by individuals and companies is because of a misunderstanding normally because one party "Thought" a service would be offered and included in the signed contract. Make sure you understand the contract, the final product and cost What happen if there is a change that you would want to make and how it would affect the total price.
You can never get everything into a contract, however, you can eliminate a lot of them by asking questions and not signing a document until you understand what you are getting, when it would be completed, any days over the completion date and the cost, rain delays etc.
Other than a few common sense things you would be ok and able to find a contractor that would satisfy you and the goals you would want to accomplish.
Of course you would want to interview a minimum of three contractors to get more than one view and to perhaps learn from speaking with other contractors and their ideas.
I hope this has been of some benefit to you, good luck.

I’m in the U.S. but I know that in certain homes its customary to offer food/snacks when someone comes over. Am I considered rude if I don’t want to start dragging out leftovers along with the beer?
No.
My husband is currently in the Army, and we are being PCS’d to Fort Bliss El Paso Texas. We are expecting our first child, so we are looking for move into a town home or luxury apartment, 2-3 bedrooms, nothing more then 1100 a month. We prefer a place that is newer, with good reviews. Can anyone help??
My name is Nichole Williams-Dixon! My husband and I are moving to El Paso Tx on April 24th 2011. We are moving to this Military commuity called Van Horne Estates. It is a 2 bedroom 1 bath apartment 980 square feet for $795.00 a month. This is brand new and is 10 minutes away from Fort Bliss. They also have allotments so they can split the rent up in 2 payments 1st and 15th.
My husabnd and I are comming from a 4 bedroom house in Georgia so everything is going in storage. This community has a swimming pool, kids playground, tennis court and other amentites. It is an all Military!
what you have to understand is that we have access to the base, so many of your amentites are there and you don’t have to get that in an apartment
Below is the correspondance that I was sent: You can call me at 678-431-7412
Hi Nicole,
It was a pleasure speaking with you this Morning! Here is the info we talked about. Like I said we do specialize in Military housing. One major perk that we offer is that we will set up an allotment for you, which means you never have to worry about late fees and instead of having to write one big check the first of every month, your rent will be taken out of your husbands paycheck half on the 15th and half on the 1st which makes for easier budgeting.
We are a brand new community currently being developed and we are now pre-leasing for the end of May and later. So you would be the very first person to live in your new apartment. Brand new carpet, appliances, everything! Our 2 bedroom 1 bath apartments start at $795 – $805 a month. These 2 bedroom apartments are on the 2nd and 3rd floor, the price difference is because the $795 homes are on the interior and $805 are the exterior apartments (corner apartments) which means a little more privacy and some extra windows. Our 2 bedrooms on the 1st floor are $860 for an interior apartment and $870 for the exterior apartments. There are washer and dryer connections on ALL 1st floor apartments and laundry facilities on the 1st and 3rd floor of each building. We will pay for your water, sewer and trash leaving you only with the electric!
The community itself will have two parks complete with picnic areas, BBQ grills and Playground areas. We will also have a volleyball swimming pool for the HOT summer days
We are a pet friendly community! We do have some breed and weight restrictions but your Maltese would be more than welcome with us. We do ask for a non-refundable pet registration fee for EACH pet of $300 and a $30 a month pet fee added to your monthly rent.
We DO have a website, here you can view photos of our property under construction, what our apartments will look like once completed and also download all of the necessary Pre-Lease Paperwork. To Pre-Lease all you would need is to apply with the $25 application fee and a Pre-Lease fee of $200 would hold the apartment for you: VanHorneEstates!
The security deposit ranges from $99 to One Months Rent, and that is based on a combination of your employment, rental and credit history.
I would also like to mention that we do require all residents to have renters insurance to protect your personal belongings and to protect all of our residents. We can provide it for you or you have the option of adding that to your current insurance policy or through USAA.
I know size and storing your household goods is a concern, so here is also the link to the Storage facility just up the street from our community. Like I said, they provide our residents with one month free rent and offer great military discounts, http://www.suncity-selfstorage.com/. Please feel free to call me or email me anytime with questions about our community, the post or El Paso
Sincere Thanks,

Would I be able to use an FHA loan to buy a plot of land and put a modular home on it?
Say… $15,000 for the land…
Say… $35,000 for the modular home….
Add in surveying, foundation laying, septic, water, electricity, etc.
Is it a possibility with an FHA loan?
Provided certain guidelines are followed?
No. Land cannot be purchased with a mortgage.
FHA mortgage is for a home that is habitable, meaning move in ready
As you can see I am new to hamster breeding. I thought syrian hamsters had to live with their siblings until they were 5 to 6 weeks. I have new homes for all the babies do I have to speparate them at 4 weeks old?
ANy advice gratefully received
I bought my baby syrian hamsters when they were 4 weeks old (they are in separate cages, because they will start to either mate or challenge each other for dominance.) I believe they are fine to be separated and go to good homes at 3.5-4 weeks old.
