How big is the luxury Second Home Market?

Posted by admin on February 25th, 2010 and filed under luxury homes | 1 Comment »

In a perfect world, we would like the following data for 2004, 2005 and YTD 2006:

# of second homes and condos sold in the US with values of $1 – $1.999m
# of second homes and condos sold in the US with values of $2 – $2.999m
# of second homes and condos sold in the US with values of $3 – $3.999m
# of second homes and condos sold in the US with values = or > $4m

If that data is further broken down by state or zip code that would be even better.

Finally, if available, we would also like information sorted by these price points and by the distance in miles or travel time between second homes and the purchasers primary home.

What is the best company for modular homes?

Posted by admin on February 25th, 2010 and filed under modular homes | 3 Comments »

I’ve heard of Palm Harbor, Jim Walter, and Ex-something? We’re looking at price range of 80k-130k and we live in south Louisiana, which company would be the best choice??? THANK YOU IN ADVANCE!

I used to live in a Palm Harbor home and it was really nice!! It didn’t even feel like a modular home, it had better features.

i have three homes and im letting two homes go under foreclosure what will happen to my third new home?

Posted by admin on February 25th, 2010 and filed under new homes | 5 Comments »

my first two homes i took out ALL the equity in order to get my new home. and i let my other two go under foreclosure. will anything happen to my new home. they are all under the same lender. my new home is worth more than over 400,000

If you live in a state where deficiency judgements are not allowed, then nothing. will happen. Your credit will suffer and you won’t get a mortgage again for quite a while. But there should be no reason to fear losing your residence. Don’t take my opinion, or the ‘expert’ opinion of YA users – get some free legal advice to be sure.

HELP HELP!!! ASAP!!!!!!!!!!!!!!!?

How much do new home sales agents make?

Posted by admin on February 23rd, 2010 and filed under new home builders | 1 Comment »

How much money do people who work for new home builders (ie Pulte, Beazer, Toll Brothers, DR Horton, David Weekley, etc) make on average a year? If they are commission how much is their percentage from the home price?

I doubt you would get into those kinds of companies without a real estate license and several years experience as a successful real estate agent.

What is a good website to find homes for sale?

Posted by admin on February 23rd, 2010 and filed under find homes | 4 Comments »

Tried Redfin, Movoto… all those advertisement-pumped sites anyone finds when they type "homes for sale" into Google. But does anyone know of a GOOD site…. where I can find houses that most other people can’t?

zillow.com is a site I used to find the house I bought this Jan. It shows you the sites "estimated" price and whether the value of the house has gone up or down as well as last years property tax. Good site although the information may not always be up to date in your area.

How many solar powered homes are in america and whats should we be seeing in the near future for solar houses?

How many solar powered homes are in america and whats should we be seeing in the near future for solar houses?

Until the cost of solar energy drops to the point where it is economically viable to choose it over power from the grid, solar power will remain unusual. The problem is that for solar power, you need to committ large amounts of money during the building phase. Tens of thousands of additional dollars, and space for expensive batteries that have a limited lifetime. What is truly needed is advances in battery technology. Unfortunately chemistry is fairly well understood, and there don’t seem to be any useful candidates for really efficient and cheap batteries.

As for numbers, the definition of solar is vague: there are active, passibe, and combination systems. And the degree to which house can supply power also varies quite a bit.

How do you get a job selling homes for home builders?

My dad said he thought you may just have to know somebody. I’m curious though! How do you get this job? I live in Phoenix where tract homes are popping up everywhere in the east valley and it seems like a job I would love to do for a while.

You have to have a RE license and work for the broker with the contract

What recourse do I have if my home builder will not repair damage from a water leak?

Posted by admin on February 23rd, 2010 and filed under home builder | 6 Comments »

The house was built new last year. There is water damage in the basement due to leaks around a pipe that enters from the outside. I have a feeling the builder is trying to avoid performing the repair. What can I do?

Just inform your home builder about this happening and ask him to resolve this issue. If he doesn’t agree then check your insurance policy. But whatever the case is… solve it asap. There is nothing to wait more because this will cause you more loss. talk to insurance company and then solve your problem at your own and then claim your expenses from them.. Use elastomeric coatings for your water repairing.

How much more does it cost to build a custom home?

Posted by admin on February 23rd, 2010 and filed under custom homes | 2 Comments »

My brother and i are looking into buying a vacation home. However the homes in the area we are looking at don’t fit well at all. How much do you think it’s going to cost to get property to build on when pp sq foot runs at about 2k. We can handle paying for a home but if just buying land is going to be in the millions too.. please fill me in

What you should do is go see an architect and tell him what you have in mind and how much you want to spend and the lay of the land you want to build on.
BTW land is sold by the acre unless you live in downtown New York City or the likes.
